Peel Court is a high grade office development in the Springfield’s district of Manchester and is now not too far from completion. The project has been taken from preliminary design to completion by us here at TACE. The new office development will house Allied Irish Banks who will be taking four floors. The project incorporates low energy air conditioning and high efficiency lighting along with state of the art lighting controls giving the building an EPC rating of ‘B’. The project has been under development since 2006. Now the building is nearing completion we have taken a brief look back in to the projects history and development, whilst picking out some key milestones and achievements. TACE carried out the performance design on behalf of the client as lead consultant in early 2006. The design philosophy was a simply one, to ensure the building and its services were fundamentally sound, met a flexible solution without compromising comfort and kept within budget. The project was then tendered by a number of developers and their associated mechanical and electrical services contractors. The project was then awarded to GB Building Solutions and their mechanical and electrical service contractors; Mitie Engineering.
In late 2007 we were novated by GBBS to carry out checking works on the Mitie Engineering design and installation, we were also appointed to carry out the necessary BREEAM assessment for planning approval. These works included detailed snagging and inspection reports, highlighting weaknesses, coordination issues and potential user/management issues. This process lasted several months, and all information was approved prior to construction stage. This then left the ultimate client with an ultimate satisfaction knowing a 3rd party had been involved in approving the design.
In early 2008 it was stated Aillied Irish Bank would be key tenants to the high rise building. We were asked on behalf of the client’s agent to ensure that the needs of the tenant were met and also asked to check the Banks personal consultants design as they would be fitting out 4 floors of the building.
As we approach the building entering its final commissioning stages we will follow and ensure the building is correctly handed over to the client and future tenants. Vantage Point has undoubtedly been a great achievement.
