The refurbishment of the GMP Openshaw HQ. At the time of the works the site was a live secure police site, which comprised of vehicle workshops, tactical firearms, and general police stores.

The client required the areas of the site which had disparate systems to be rationalised and to be interfaced into one building management system. The GMP estate energy officer was equally keen to reduce the energy profile of the site and standardise on equipment, which would ultimately reduce FM and assist in life cycle costings.

The existing boiler plant was centralised with long inefficient pipe runs, which were underground and prone to leaks. We therefore suggested that a decentralised plant scheme would be of benefit, making the external pipe work redundant. Our proposal was therefore to provide 3 new primary boiler systems and one ancillary boiler system.
